Greg Ballard brings more than 30 years of Commercial Real Estate Development, Brokerage and Property Management experience to the communities of Southern California. He is a widely respected and influential real estate developer who goes beyond the traditional real estate developer’s role. He’s a visionary who looks years – even decades – beyond today’s world to determine what tomorrow’s businesses and consumers will need.
Known as a successful “entrepreneur”, he seeks out opportunities and drives them to reality by helping businesses optimize value in functionality, location and cost. He also ensures that newly constructed spaces dramatically meet client’s business needs.
An inspirational team leader and “people mover”, Greg consistently assembles and coordinates Southern California’s most respected professionals to ensure quality execution with every project. He regularly produces projects that are at or under budget, and on time. From managing architects, site planners, market consultants, attorneys, environmental consultants, soils engineers, surveyors, title companies, and lenders. Greg pro-actively addresses the environmental, economic, physical and political issue inherent in complex development projects. The result is a mitigation of unnecessary expenses and improved efficiency and effectiveness for all parties involved.
Greg beings a long track records of real estate development success. Before founding Ultimate Address Inc., he was President of Sterling Real Estate Group, a start-up commercial real estate development company specializing in hotels, restaurants, shopping centers and luxury home development communities nationwide. During his tenure, he facilitated hotel acquisitions in excess of $1.1B. Previously, Greg was President of Ocean Pacific Real Estate Development Group, where his team managed a diversified portfolio of 211 hotels, restaurants, office buildings and apartment complexes. Under his leadership, accounting procedures were re-structured and contamination remediation procedures were performed that ultimately drew wide recognition by city and state governmental agencies, generating an additional 20% in revenue for property owners, and increased property values by 40%.
He also enjoyed a 20-year career with First California Company, a national real estate development firm that consistently ranked #1 in restaurant development revenue nationwide. Greg began as the national site locator for several restaurant franchisees such TGI Fridays, Hard Rock Café, Cheesecake Factory, Coco’s, Marie Calendar’s, Mimi’s Café, Red Lobster and Olive Garden, to name a few, also specializing in hotel
and shopping center development throughout the USA. However, he quickly moved up the ranks and was promoted to Executive Vice President in 1985, growing the business by 35% each year until his departure in 2000.
Greg studied Business Administration at UCLA and is also the past President of the Redondo Beach Chamber of Commerce. He was voted “Man of the Year” in 1988 for his ability to break previous records in non-profit fund raising and increasing Chamber memberships. Greg holds a State of California Real Estate Brokers License and is recognized by Cal-OSHA as a safety expert
